Wow! What a turn around! Santa Rosa has reached the real estate peak for this decade. Now what sells a home is not un realistic equity speculation but good ole fashioned marketing and staging. It comes down to what neighborhood your home is located in or as always the number one seller: Price. What amenities does your home have? Are you close to desirable areas? Where does your school district rank with the other districts in Sonoma County ? Are you in a high traffic area? What is the crime rate in your neighborhood. These are the questions you should be asking yourself. Lets take the JC area in Santa Rosa for an example. The homes on Spencer, Slater, Humboldt, Howard, and Pacific. That is an area with some real charm. Those homes range from really cute bungalows to Victorian to brand new cookie cutter spec houses. There is also several apartment buildings in the area and Santa Rosa Junior College is right across Mendocino Ave. Being a mixed neighborhood like that it allows for some diversity while still being centrally located. Homes there are in high demand and don't usually sit unless they have real issues or they have been priced incorrectly, or both. The prices range from several million in the McDonald area to a $300,000 2 bed 1 bath cottage with a small yard. The areas that are having more difficulty are primarily in North West and South West Santa Rosa. Roseland has many homes on the market and several of them are short sales and REO's. Property further north like by Piner and Coffee Park tend to fair better. Even some high end homes in prestigious neighborhoods have not been un touched. Like Fountaingrove. Homes in Fountaingrove were selling at a total premium a few years ago and it was almost unheard of to find a home under a million up there. But now there is so much to choose from like: 4 bedroom condos on Stagecoach, large spec homes in Nielson Ranch, to multi million dollar mansions in Sky Farm and Sky Farm II. The point is, now is the time for deals but there not everywhere. You can get a deal if your lucky enough to close a short sale or even better a short sale in one of the areas mentioned above.
